Who you are:

The Director of Business Development is a strategic leadership role responsible for developing comprehensive strategy to respond to business development opportunities, establish new relationships and drive the generation of new revenue for our Enterprise Clients Managed Accounts team. This pivotal position entails collaborating with a multidisciplinary team, including managers, designers, and coordinators to oversee the entire lifecycle of RFP/RFI/Business Development opportunities within the Occupier Services Canada platform. The Director of Business Development, serves as a seasoned expert, shaping the strategic direction of the team while championing the Colliers brand and culture.

What you bring:

Bachelor’s degree in in Real Estate, Finance, Business Administration, Accounting, Mathematics, or related area

10 – 12 years of relevant experience required to perform the role

Demonstrated existing quality relationships with executives and decision makers with major Canadian-based global corporations (Fortune 500).

Active leadership of business/relationship development on behalf of a (1) Enterprise Clients / Corporate Solutions / Occupier Services or Global Occupier Services provider .

Track record as a lead in “solutioning” and winning integrated, global, (1) multi-service line Enterprise Clients / Corporate Solutions / Occupier Services or Global Occupier Services engagements.

Reputation as a best-in-class service provider representative within (1) CoreNet, IAMC, ICSC industry organizations.

Demonstrated working knowledge of (1) Portfolio Optimization, CRE Strategy, CRE Organizational Design, Account and Transaction Management, Project Management, Lease Administration and IWMS technology.

Strong skills in the following areas: business management, human relations, financial analysis, relationship building, time management, planning and organizing, written and verbal communications.

Previous experience managing projects nationally and/or globally.

Outstanding technology proficiency as well as excellent negotiation and presentation skills

Bonus skills and experience:

Master’s Degree a plus

CRE experience / background preferred.

What success looks like:

You will develop and implement a business plan to meet objectives. Incorporate an advisory, solution-centered approach to clients, developing broader and higher relationships with target clients. Ensure to enter deep within target market and develop prospective accounts. Conduct sales activities to attain Enterprise Clients (Managed Accounts) new business, owning the entire sales/pursuit cycle.

You will development and outstanding management and ownership of a pipeline of leads, short-term and long-term, primarily within the Fortune 1000. This includes active reporting and multi-party collaboration and communication, following a defined sales process that will continue to improve over time.

You will focus on opportunities for larger outsourcing contracts, primarily involving one or more of the primary service lines of Transaction Management, Strategy & Consulting, Project Management and Lease Administration.

You are confident in your ability to go directly to prospective clients and initiate the opportunities but will involve extensive collaboration as a part of our Occupier Services platform with many Colliers brokers that are brought in and communicated with along the way. Many pursuits will be global, requiring leadership and partnership with our global teams. Creating maximum visibility internally and with the external market is important, so this would involve working out of the local office, as applicable, multiple days per week and some weeks full-time.

You will actively lead and/or partner in sales presentations. The selected individual will be a key stakeholder on continuous improvement of presentation deliverables for the Enterprise Clients team within the Occupier Services platform.

You will develop RFP and RFI responses, proposals, and other standard documents, facilitating necessary input from multiple business lines, offices, and individuals globally.
